Pizza takeout joint submits building application for Rockland’s Camden Street

    ROCKLAND – A Rockport pizza joint may soon relocate to Camden Street if approval is granted by the Rockland Planning Board.

    Aphiwat Ruklittikul (Mr. Wat) is seeking to bring his takeout restaurant, Spice Pizzeria, to a former gas station at 59 Camden Street. In effect, he will be leaving a location limited in eatery-type exposure (148 West Street, Rockport) and heading to the busy intersection of Camden and Maverick streets. Previous MDOT studies estimate daily traffic volume for this intersection at 4,000 vehicles and a peak time period of 4 p.m., according to the application paperwork written by Landmark Corporation.

    Under Ruklittikul’s design, the 1,305 sq ft property aims to create a safer parking lot by limiting traffic flow to one way. The design allows angled and employee parking for 8 parking spaces, as well as space for pedestrian walkways. The Commercial 2 zoning district property on approximately .18 acres is between a vacant fast food restaurant and another commercial establishment, and abuts a residential neighborhood to the rear.

    Spice Pizzeria has two employees.

    In the building permit application, Ruklittikul, of Rockland, estimates a renovation cost at approximately $50,000 and a year to complete.

    Leemilt’s Petroleum Inc held the property for decades prior to March 14, 2013 when it was purchased by Rockland Plaza LLC in a QuitClaim Deed.

     

    Ruklittikul’s proposal goes before the Rockland Planning Board on May 2, 2023, in Council Chambers at Rockland City Hall. The meeting begins at 5:15 p.m.
