Former Brunswick fire station plaque ceremony, ribbon-cutting for mixed-use housing, brewery
BRUNSWICK — Developers Collaborative will celebrate the grand opening and ribbon-cutting of 21 Town Hall Place on Friday, June 19, marking the completion of the historic redevelopment of Brunswick's former Central Fire Station into a mixed-use property featuring five affordable apartment homes and Moderation Brewing.
Community members, project partners, and local leaders are invited to join the celebration, beginning at 4 p.m., at 21 Town Hall Place. The event will include a ribbon-cutting ceremony, apartment tours, live music, food vendors, and a special plaque unveiling honoring more than 100 years of Brunswick Fire Department service from this historic location.
Originally constructed in 1919 and designed by noted architect Edward Leander Higgins, the former Central Fire Station served generations of Brunswick firefighters before the department relocated to its new headquarters. The Town of Brunswick undertook an extensive public engagement process to determine the future of the property, and a public survey demonstrated strong support for preserving the building, according to Developers Collaborative, in a news release. Following the issuance of a Request for Proposals in March 2023, Developers Collaborative's proposal to rehabilitate the historic structure while creating new opportunities for housing and small business was selected. An extensive rehabilitation began in the spring of 2025, preserving the building's character while preparing it for its next chapter.
The completed project includes five affordable apartment homes on the second floor for households earning up to 60 percent of area median income.
"Residents benefit from air conditioning, laundry facilities, on-site parking, and a location within walking distance of Brunswick's shops, restaurants, cultural attractions, and public transportation," said Developers Collaborative.
The first floor is home to Moderation Brewing, founded by Brunswick natives Mattie Daughtry and Philip Welsh. The new location allows the brewery to expand production, enter the wholesale market, and create a larger gathering space featuring a taproom, indoor and outdoor seating, and a beer garden. Moderation Brewing will be open for business during the celebration.
"21 Town Hall Place demonstrates how historic buildings can continue serving the community in new ways," said Mike Lyne, Director of Commercial Real Estate at Developers Collaborative. "This project preserves an important piece of Brunswick's history while creating much-needed housing, supporting a locally owned business, and contributing to the continued strength of downtown Brunswick."
"We're excited to open Moderation Brewing's new home in a building with such a strong connection to Brunswick's history," said Mattie Daughtry, co-founder of Moderation Brewing. "This space allows us to grow our business while creating a welcoming place for people to gather, connect, and enjoy being part of downtown Brunswick."
The public celebration will feature food from Bizibuns and Mere Point Oyster Company, apartment tours hosted by DC Management, and the unveiling of a commemorative plaque in partnership with the Rotary Club recognizing the Brunswick Fire Department's long history of service from the site.
Barrett Made served as general contractor for the project, leading the extensive rehabilitation of the historic building. Design and preservation expertise were provided by Essex Preservation Consulting, with engineering support from Acorn Engineering and legal services from Curtis Thaxter LLC. Additional consulting support was provided by BerryDunn.
Financing for the redevelopment was provided through partnerships with MaineHousing, Genesis Community Loan Fund, Bangor Savings Bank, and Coastal Enterprises, Inc. (CEI), among others.
Following completion, the property will be managed by DC Management. The redevelopment of 21 Town Hall Place reflects the collaboration of numerous public and private partners, including the Town of Brunswick, whose public engagement process helped shape the future of this historic property.
