Planning Board continues review Feb. 27; Park Street subdivision to be considered

Design revision for proposed Rockport Village hotel

    ROCKPORT — On Feb. 27, beginning at 5:30 p.m., the planning board in Rockport will continue its review of a proposed Rockport Village hotel, the application for which was originally late last fall. At the same meeting, the board will also consider a subdivision revision that will combine two lots. And, the board will review a proposed three lot subdivision sorted on Park Street.

    Gartley & Dorsky Engineering & Surveying, Inc., submitted application revisions to the town office for 20 Central Street, LLC, owner of the property at 20 Central Street, in Rockport Village.

    “ In response to the comments from the Planning Board and the public, 20 Central Street, LLC has reduced the proposed number of rooms in the hotel from 35 to 26,” a Feb. 14 letter said. “This resulted in the elimination of an entire floor resulting in four floors above Central Street and six floors from the parking level or harbor side. The building height and volume are still the same as originally proposed. The elimination of one floor allows for taller ceiling heights and more space for floor structure, mechanical and plumbing.”

    The revision includes the addition of architectural details, including granite lintels and sills at the windows, the letter said. 

    The proposed hotel, which would be approximately 5,674 square foot in size, is to be built on two lots, 18 and 20 Central Street. 

    “The owner owns both properties and is intending to transfer a portion of 18 Central Street to 20 Central Street, LLC, in order to construct the proposed hotel,” the letter said.

    Rockport’s Planning Board has reviewed the hotel plans at three previous meetings, and the Rockport Zoning Board of Appeals has approved an offsite parking plan for the project.


    IN OTHER BUSINESS:

    The planning board will consider  of a subdivision amendment submitted by Rockport Property Holdings LLC  at the Spring Mountain Highlands Subdivision.The subdivision amendment is to combine lots 55-5 and 55-6 and to alter the property line between lot 55-4 and the lot shown as Tax Map 34 Lot 43.

    And, the board will review a proposed three-lot subdivision of Goose River Holdings LLC, at 50 Park Street. 

    If approved, the 12-acre lot would comprise:

    • Lot 1 is an undeveloped 170,307 square feet lot for future single-family residential development. Driveway and utility access will be direct from Park Street and the lot will be served with private well and septic.
    • Lot 2 is an undeveloped 149,966 square feet lot for future single-family residential development. Driveway and utility access will be direct from Park Street and the lot will be served with private well and septic.
    • Lot 3 is being developed with a single-family residence, currently under construction. It is a 138,262 square feet lot with driveway and utility access direct from Park Street. The lot is served by private well and septic, both of which have already been installed.
