Camden to consider 10-unit condominium development for Belfast Road

    CAMDEN — NordHavn Camden, LLC has submitted initial plans to the Camden Planning Office for an open-space residential development with 10 single-family, stand-alone condominiums at 440 Belfast Road (Route 1).

    Currently, a home exists on the property, and would be considered one of the 10 units.

    NordHavn Camden LLC, which is registered in Delaware, hopes to build on a 43.5 acre parcel that lies between Route 1 and Camden Hills State Park. It includes a mature wooded area and a large field, as well as a portion of Spring Brook that runs across the property.

    The LLC acquired the land in October from former owners Gerald A. Isom Family Trust. NordHavn’s managing partner, Edward Hansen, is working with Gartley and Dorsky Engineering and Surveying, with offices in Rockport, on the plan. 

    The development is located in the town’s Coastal Residential land use zone and would require a new entrance to the parcel, where an existing driveway accesses Route 1.

    According to the plans, the site features minimal wetlands, but there is a large deer wintering yard that occupies two-thirds of the property. Developers have contacted Maine’s Dept. of Inland Fisheries and Wildlife to review the deer yard, the proposed encroachment, and whether the yard should be considered high or moderate value.

    “The developer’s goal includes a natural development that blend the residential units into the natural surroundings by using the historic woods roads, buildings on posts, and limiting building sizes, road widths and tree removal,” the plan said.

    Plans also said the development is focused in areas with deciduous trees, “to ensure impacts to the potential deer wintering areas are minimized.”

    The units would share parking and have two three-car porticos, according to the plan. At the edge of the parcel closer the state park, plans call for a hot tub and sauna. (See attached PDF for complete application package).

    Camden’s Planning Board meets next Jan. 5, 2023, but the agenda has to be set.
