Spring’s arrival is sparking renewed interest among homebuyers across Maine. According to data released by Maine Listings, a total of 942 single-family existing homes were sold in April 2025—representing a slight 0.74% decrease compared to April 2024. Despite this modest dip, the median sales price (MSP) rose 4.44% year-over-year, reaching $400,000. The MSP reflects an evenly split market, with half of the homes selling above that price and half below.
While sales numbers are just below last year’s figures, they’re up 11% compared to March, showing strong monthly momentum. April marked the third time since September 2024 that the statewide median sales price has hit the $400,000 mark. However, price trends varied across the state, with seven of Maine’s 16 counties reporting year-overyear declines in median sales price. Inventory also saw a boost last month with listing activity picking up significantly in April. Maine saw nearly 600 more homes on the market than in March—a 19% increase—giving buyers more options as the spring season continues to unfold.

Most of the year-to-date 2025 property sales locally have occurred in Waldoboro (32), Wiscasset (21), Jefferson (17), Bristol (22), and Boothbay (25). Slightly fewer sales have happened so far in Nobleboro (11), Whitefield (13), Alna (6), Boothbay Harbor (14), Dresden (9), Edgecomb (13), and Newcastle (11). Towns seeing even fewer sales include Westport Island (2), South Bristol (5), Damariscotta (8), Bremen (2), Southport (5), Somerville (3), and Monhegan Island (1).
There are currently 187 single-family homes for sale in Lincoln County (up from 149 in March), with 56% percent of those priced at or above $500,000. The 494 residential sales that have occurred in the last 365 days represent transactions in the range of under $100,000 (3%), $100,000-$249,999 (13%), $250,000-$499,999 (45%), $500,000-$999,999 (30%), and $1 million-plus (10%). The current market absorption rates for Lincoln County homes are 1.7 months (under $100,000), 2.6 months ($100,000- $249,999), 3.7 months ($250,000-$499,999), 5.4 months ($500,000-$999,999), and 9.9 months ($1 million and up). This tells us how long it would take for existing inventories to be absorbed into the market at current rates of sales if no new listings were introduced.
