Rockport Planning Board considers subdivision, new boat building, crafts studio
ROCKPORT — After a winter of slow development activity in Rockport, several applications have rolled in at once. On Wednesday, April 27, the Rockport Planning Board will consider the Kangas Farm Subdivision and the Christie Subdivision, a new pole barn on Main Street for Artisan Boatworks, a residential lot division, and a shed on Mill Street for a home occupation.
The latter is a request by Bonnie’s Place for site plan approval, and special exception by the Zoning Board of Appeals, to construction a new shed to house a workshop, crafts studio and home office at 288 Mill Street.
The $50,000 project is to be known as Bonnie’s Place Studio, and will involve a working studio downstairs, with an office upstairs. The 24-foot by 24-foot, two-story structure is to sit 150 feet from the road on 15 acres.
There is to be no blasting, nor water or plumbing in the building.
The Kangas Farm Subdivision came before the board last month for a pre-application hearing. According to the Rockport Planning Office, new owner David Dickey is represented by William Gartley in the project.
They are seeking final approval to create three lots on the 106-acre farm, which lies between Maces and Rocky ponds, and Route 17. Existing homes are proposed to be separated by new lot boundaries for a total of three lots, according to the planning office.
Over on Main Street, Artisan Boatworks, at Simonton Corner, is asking permission to build a new barn near the other boat-building and storage barns on the property.
Business owner Alec Brainerd, who is represented by Michael Sabatini, has requested an amendment to a 2011 site plan to build the new barn, and expand the existing gravel parking area at 416 Main Street.
Also on Main Street, Barbara and Gary Brill are asking for permission to separate their existing nine-acre lot into two parcels, each an an existing home at 188-190 Main Street.
And, homeowners Andrea and Robert Lovell, who live in Christie Subdivision off of Harmony Lane, are seeking a boundary line adjustment for their two adjacent parcels.
The Planning Board meets at 5:30 p.m. in the downstairs meeting room of the Rockport Opera House. The meeting will be televised on Public Access Channel 22 and streamed live at https://livestream.com/Rockportmaine.
