Rockport Planning Board considers tofu-making enterprise, subdivision alterations
ROCKPORT — The Rockport Planning Board convenes this evening, Jan. 13, to begin review of Heiwa Tofu's proposal to site a food manufacturing facility on Route 90. The board will also consider a request by developer Dick Nightingale to amend existing Bay Ridge subdivision lot lines.
The meeting begins with a site walk at 4 p.m. at 201 West Street, where Tofoodio LLC intends to establish its tofu-making facility. The 1.29-acre parcel is already home to a defunct convenience store/gas station at the corner of Children’s Way, the entrance to the Camden-Rockport Elementary School.
Following the site walk, the planning board will reconvene at 5:30 p.m. at the Rockport Opera House meeting room.
Heiwa Tofu is currently in Belfast. Prior to that, owner Jeffrey Wolovitz, of Lincolnville, had been making tofu at the Knox Mill.
“We propose no major changes to the physical site,” he wrote, in the application to the town for permission to change the use of the property. “Most of the changes are interior renovations for our 8oo-square-foot production room, and possibly for a tenant space.”
Wolovitz said in his application that the business plan calls for limited retail space, with anticipation of 10 to 20 customers per day over the next few years.
The tenant space is to allow for “ideally” another food related enterprise.
Shipping is to be limited to two to four refrigerated trucks per week. The facility would also receive two to three small trucks per week (UPS and Fed Ex), and approximately one tractor trailer delivery per month.
There are no proposed changes to the lot or building footprint.
The parcel is served by public sewer.
Nightingale is asking for approval to change a boundary adjustment to fulfill a condition of a pending sale of Lot 12 of his Bay Ridge Phase Four subdivision. The lot is on Hawthorne Drive.
Also, David Moore is asking to merge lots 5 and 6 of that same subdivision, also on Hawthorne Drive.
And, Nightingale proposes to amend the final plan of the same subdivision to increase the width of a right-of-way there across Lot 5 to serve additional land not included in the subdivision.
